How to furnish a holiday rental apartment properly
A rental apartment is furnished differently from a private home: the priorities are surface durability, easy maintenance, enough storage and beds that are quick to prepare. A combination of built-in custom furniture and carefully selected standard furniture usually gives the best balance of longevity and cost.

Durability before decoration
Surfaces in a rental apartment take heavier use than in a private home. More resistant decors, good edging, quality hardware and floors that tolerate moisture and sand reduce repair costs over time.
Storage is a competitive advantage
- Space for guest luggage in the bedroom or hallway
- A cupboard for bed linen and towels for quick changeovers
- A lockable owner's compartment
- A place for a drying rack, ironing board and cleaning supplies
Beds and sleeping
Mattress quality and how quickly a bed can be prepared directly affect guest ratings. Storage beds add space but need room to lift and a mattress that is not too heavy.
The apartment kitchen
For most apartments a compact, well organised kitchen is enough: two burners or a smaller hob, a fridge sized to the number of guests, sufficient utensils and easily washable surfaces. Islands and large worktops rarely pay off in small units.
Maintenance between bookings
Furniture that is easy to clean and parts that can be replaced individually save time during the season. Standardised decors and hardware across several units simplify sourcing spare parts.
Order of work before the season
| Phase | When | Note |
|---|---|---|
| Concept and survey | Well before the season | Defines scope and budget |
| Technical documentation and approval | Before materials are ordered | Later changes affect the deadline |
| Production and procurement | According to the production schedule | Depends on component availability |
| Transport and installation | Before the first bookings | Site access must be planned |
Frequently asked questions
Is custom-made furniture worth it in a rental apartment?
It usually pays off where it creates storage and uses space standard elements cannot fill, for example in the hallway, the kitchen and niches.
When should work be planned for the season?
Ideally outside the season, with enough time for production, transport and installation before the first bookings.
